You Don't Need Another Idea. You Need to Get Better at Your Job.
Nov 02, 2026
Here we go again.
The market is getting tighter. Transactions are harder to come by. Competition is increasing. The holidays are approaching. And before you know it, we'll be talking about another new year.
2027.
Another year of predictions. Another year of market forecasts. Another year of experts telling you what you need to do differently.
More technology. More AI. More marketing. More social media. More lead generation. More systems. More strategies.
More. More. More.
And somewhere in all that noise, it's easy to lose sight of something incredibly important.
You are in the business of having conversations with people who are trying to make important decisions under uncertain circumstances.
That's your job.
And the better you become at doing that job, the better your business has the potential to become.
Not because the market gets easier.
Because you get better.
This Is a Moment of Truth
I believe we are entering a period that will expose some uncomfortable truths about how people operate their real estate businesses.
For years, a strong market allowed agents to get away with a lot.
You could rely on your personality.
You could wing your way through difficult conversations.
You could discount your commission to save a deal.
You could overprice a listing to win the business.
You could chase opportunities that were never really opportunities.
You could confuse being busy with being productive.
And you could make a very good living doing all of it.
A rising market has a remarkable ability to conceal poor habits.
A tightening market has a remarkable ability to reveal them.
The question isn't whether the market will challenge you. The question is how prepared you are to meet that challenge.
Because when the market gets more difficult, the solution is rarely to become more frantic.
It's to become more disciplined.
More intentional.
More skilled.
More consistent.
It's time to get back to basics.
And I don't mean going backward.
I mean getting exceptionally good at the things that matter most.
You Are in the Business of Having Tough Conversations
Think about the conversations you have every day.
A potential seller tells you they're interviewing three other agents.
A homeowner insists their property is worth significantly more than the market suggests.
A client wants you to reduce your commission because another agent will work for less.
A seller is furious because their home hasn't sold.
A buyer makes a substantial request for repairs that you know your seller is going to hate.
What happens to you in those moments?
Do you get uncomfortable?
Do you feel pressure to have the right answer?
Do you start explaining?
Defending?
Convincing?
Do you find yourself talking more and listening less?
Do you become attached to getting the outcome you want?
Or can you remain calm, grounded, curious, and genuinely interested in understanding what's happening?
Your ability to perform in these moments may have more influence on your business than almost anything else you do.
And yet, how much time do you actually spend practicing them?
Not thinking about them.
Not reading about them.
Not watching someone else demonstrate them.
Actually practicing.
Out loud.
Under pressure.
With someone observing your performance and helping you make adjustments.
For most agents, the answer is very little.
And that's a problem.
The Problem Isn't That You Don't Know What to Say
For decades, the real estate industry has approached communication as a problem of finding the right words.
The right script.
The right dialogue.
The right objection handler.
The perfect response.
As though there is some magical combination of words that will make people agree with you.
There isn't.
And even if you memorize the perfect response, what happens when the conversation doesn't go according to plan?
What happens when the client becomes emotional?
What happens when they challenge your expertise?
What happens when they say something you weren't expecting?
What happens when you feel your own survival instincts taking over?
That's where the real work begins.
Because the challenge isn't simply knowing what to say.
It's being able to choose how to respond when you're uncomfortable, uncertain, or afraid of losing something.
And no script can make that choice for you.
Read. Regulate. Respond.
This is the foundation of how we're approaching performance development at Performance Coaching.
Three simple words.
Three skills that require a lifetime of practice.
READ.
Can you accurately understand what's happening?
What is the client actually saying?
What are they thinking?
What matters to them?
What are they afraid of?
What has become uncertain?
Are they asking a question, expressing a concern, making an objection, or simply trying to think something through?
Can you distinguish what you know from what you're assuming?
Or are you so busy preparing your response that you never really understand the situation?
REGULATE.
Can you recognize what's happening inside you?
The tightening in your chest.
The urge to explain.
The fear of losing the listing.
The discomfort of discussing your fee.
The need to be right.
The desire to make the uncertainty go away.
Can you experience those feelings without allowing them to determine what you do next?
Can you remain grounded when the conversation gets uncomfortable?
RESPOND.
Now that you understand what's happening and you're not being driven by your own pressure reflex, what does the moment require?
A question?
An acknowledgment?
A pause?
A clear statement of your standard?
A difficult truth?
An invitation for the client to consider another perspective?
Sometimes the best response is saying very little.
Sometimes it's saying something the client doesn't want to hear.
And sometimes it's recognizing there may not be a deal here.
The objective is not to control the conversation.
The objective is to help people think more clearly so they can make the best decisions for themselves.
That's an entirely different way of operating.
And it requires practice.
Four Conversations You Cannot Afford Not to Master
This November, we're going to spend an entire month working on four conversations that are fundamental to your business.
Not twenty conversations.
Not fifty different scripts.
Four.
One conversation each week.
Inch wide. Mile deep.
Week 1: November 2–6
The New Client Discovery Call
Are you the Favorite or the Fool?
Can you stop trying to win the business long enough to discover whether there is actually a business opportunity?
Can you understand the client's situation, motivation, expectations, concerns, and decision-making process?
Can you help them think through what they're facing without turning the conversation into a presentation about you?
And can you recognize when you're chasing an opportunity that was never yours to begin with?
Week 2: November 9–13
The Pricing Conversation
Can you help a seller discover what the market is revealing?
Not convince them that you're right.
Not argue with their expectations.
Not retreat because you're afraid they'll choose another agent.
Can you navigate the gap between what someone hopes their home is worth and what the available evidence suggests?
Can you deliver an uncomfortable truth without creating unnecessary resistance?
Week 3: November 16–20
The Full Fee Conversation
Can you hold your fee without defending it?
Can you remain grounded when someone tells you another agent will work for less?
Can you recognize the difference between a question, an objection, and a deal breaker?
Can you maintain your standard without needing the client to agree with it?
And can you accept that sometimes the right decision is not to take the business?
Week 4: November 23–24 & 30
Tough Conversations
Can you deliver difficult news and still leave people feeling understood?
A price reduction.
A disappointing offer.
A major request for repairs.
A conversation with a colleague that you've been avoiding.
Can you tell the truth without becoming defensive?
Can you acknowledge someone's frustration without needing to fix it?
Can you remain steady when someone else is upset?
These aren't optional conversations.
These are the conversations that come with the job.
And if you're going to be in this business for the next five, ten, or twenty years, why wouldn't you want to become exceptionally good at them?
You Don't Develop Skill by Collecting Information
Here's something I've learned from more than three decades of coaching.
Most agents don't need more information.
They need to develop the ability to perform.
There's an enormous difference.
You can understand the principles of communication intellectually and still struggle to apply them when you're sitting across from an upset seller.
You can know that you shouldn't defend your commission and still find yourself defending it.
You can know that you should listen more and still talk too much.
You can know that you shouldn't take rejection personally and still spend the rest of the afternoon upset about losing a listing.
Knowing isn't doing.
And understanding isn't performing.
Performance is developed through preparation, practice, observation, feedback, adjustment, and repetition.
Not once.
Not occasionally.
Consistently.
That's how you turn something you understand into something you can actually do.
And that's exactly how we've designed November.
Mastering Communication: November Immersion
Every weekday in November, we're going to work on becoming better at the conversations that determine so much of your success.
Every morning, we'll teach.
Every afternoon, we'll practice.
We'll work on the same conversation throughout the week, examine what happens under pressure, identify where performance breaks down, and make adjustments.
Not more information for you to collect.
Actual performance development.
Here's how it works:
- Teaching: Monday through Friday, 8:00 AM PST / 11:00 AM EST.
- Live Role Play: Monday through Thursday, 2:30 PM PST / 5:30 PM EST and 5:30 PM PST / 8:30 PM EST.
- Four weeks: New Client Discovery, Pricing, Full Fee, and Tough Conversations.
- Every call recorded: Available through our portal and mobile app.
- Immediate access: The Full Fee Agent 90-minute teaching recording and the New Client Discovery Call Framework.
The investment for the entire month is $299.
If you've read The Full Fee Agent, this is an opportunity to bring that philosophy to life, not only in commission conversations but across your entire business.
The goal is not to memorize better answers.
The goal is to develop the ability to remain curious, grounded, and effective when the conversation doesn't go the way you expected.
And to repeat that process until it becomes how you operate.

What Are You Actually Doing to Prepare for 2027?
I want you to think about something.
We are almost at the end of another year.
The holidays are approaching.
And before long, you'll be making plans for 2027.
You'll set goals.
You'll establish production targets.
You'll think about how many listings you want to take and how many homes you want to sell.
You may decide you want to move up in price point, work fewer hours, protect your commission, or build a more predictable business.
All worthwhile objectives.
But here's the question.
What are you going to do differently that will make those results more probable?
Not what are you going to hope for.
Not what are you going to predict.
Not what new idea are you going to try.
What are you actually going to practice?
What standards are you going to establish?
What behaviors are you going to stop tolerating?
What skills are you going to develop?
Because 2027 isn't going to magically make you more disciplined.
A new calendar doesn't change your operating system.
And a new business plan doesn't automatically change how you perform.
If you carry the same habits, the same fears, the same reactions, and the same approach into 2027, why would you expect a fundamentally different experience?
You don't build a better business by changing the date. You build it by changing what you consistently do.
November Is About Performance. December Is About the Bigger Picture.
On December 9–10, we'll come together in Los Angeles for Game Plan 2027: Rewrite the Operating System You Run Your Business From.
We'll examine the bigger questions.
What game are you playing?
Who are you being while you play it?
How are you actually performing?
And is the business you're building creating the life you want to live?
We'll explore the difference between taking a 30-day approach to a 30-year business.
Between seeking acceptance and expressing who you are.
Between reacting automatically and operating consciously.
Between accumulating more and reducing down to what matters most.
November and December are connected by one fundamental idea.
You don't need to become someone else to create a better business. You need to recognize and reduce the patterns that are getting in your way.
November gives you a month of focused communication practice.
December gives you an opportunity to examine the operating system driving your entire business.
Both are about preparing for a better 2027 by doing the work now.

It's Time to Go to Work
I don't believe the real estate industry needs another big idea right now.
I believe it needs better execution of the fundamentals.
Better relationships.
Better discovery.
Better communication.
Better decision-making.
Better standards.
More practice.
More consistency.
Less reacting.
Less chasing.
Less defending.
Less starting over.
And far less confusing activity with progress.
You don't need to know what the market is going to do next year.
You can't control that.
You don't need to know where interest rates are going.
You can't control that either.
You don't need to know whether the next client will hire you.
That's their decision.
But you can decide how prepared you're going to be.
You can decide what you're going to practice.
You can decide how you're going to operate under pressure.
And you can decide whether you're going to spend the next thirty days getting better at your job or waiting for the market to make your job easier.
One of those decisions is entirely within your control.
The other is a hope.
2027 is coming whether you're ready or not.
The question is whether you're going to arrive with the same habits and reactions you've always had, or with thirty days of deliberate practice already behind you.
November starts Monday.
Four conversations. Four weeks. One way of operating.
Read. Regulate. Respond.
It's time to go to work.
