The Pricing Conversation Isn't About Price

This week, we kicked off the first session of Pricing Gravity™.
It confirmed something I've believed for a long time.
The biggest problem in real estate isn't that agents don't know how to price homes.
The biggest problem is that almost every pricing conversation begins with the wrong question.
"What is my home worth?"
It sounds reasonable.
It's the question every seller asks.
It's also the question that quietly derails almost every pricing conversation before it even begins.
Because the moment that question is asked, something very important happens.
The seller wants certainty.
The market has not provided any.
And now the agent is expected to bridge a gap that simply cannot be bridged.
The Impossible Question
Think about what the seller is really asking.
They are not simply asking for a number.
They are asking for reassurance.
They are asking for confidence.
They are asking you to remove uncertainty.
The problem is that uncertainty still exists.
The home has not been exposed to buyers.
No qualified buyer has made an offer.
No competition has formed.
No evidence has been created.
The market has not spoken.
Yet somehow the agent is expected to provide an answer anyway.
This is where the entire industry starts moving in the wrong direction.
Not because agents are unskilled.
Because they are being asked to solve a problem that cannot yet be solved.
What Happens Next?
Most pricing conversations become debates.
The seller has an opinion.
The agent has an opinion.
The comparable sales become opinions dressed up as certainty.
The Zestimate becomes another opinion.
Every adjustment becomes another opinion.
Soon both people are trying to prove whose opinion is more believable.
Meanwhile...
The market is completely indifferent.
The market does not care what the seller thinks.
It does not care what the agent thinks.
It does not care what the algorithm predicts.
It responds to only one thing.
Buyer behavior.
That is why one of the foundational principles of Pricing Gravity™ is so simple:
The market is indifferent to everything other than buyer behavior.
This Is Not Really a Pricing Conversation
During the class we made a distinction that surprised many people.
The conversation isn't actually about price.
It is about uncertainty.
And uncertainty creates pressure.
The seller feels pressure.
The agent feels pressure.
Neither nervous system enjoys uncertainty.
So both begin looking for relief.
The seller finds relief by hearing a number they like.
The agent finds relief by getting the listing.
An agreement is reached.
Everyone leaves feeling better.
For about twenty-four hours.
Then reality begins.
Showings.
Silence.
Feedback.
Price reductions.
Stress.
Doubt.
Now both people are dealing with the consequences of an agreement that never actually solved the pricing problem.
It only relieved the discomfort in the room.

Relief is not resolution.

Resolution creates the conditions for success tomorrow.
Those are not the same thing.
The Better Question
If "What is my home worth?" cannot honestly be answered before the market responds, what should we ask instead?
A much better question is:

Notice the difference.
The first question demands certainty.
The second creates discovery.
The first assumes someone already knows the answer.
The second recognizes that the market is part of producing the answer.
That single shift changes everything.
Pricing becomes less about prediction.
More about experimentation.
Less about defending opinions.
More about gathering evidence.
Less about proving yourself right.
More about getting it right.
From Prediction to Discovery
This is the heart of Pricing Gravity™.
The asking price is not the conclusion.
It is the hypothesis.
A good hypothesis is based on evidence.
It anticipates buyer behavior.
It defines what success should look like.
It establishes a time frame for evaluation.
And it includes agreement in advance that strategy changes when evidence changes.
That is not weakness.
That is professionalism.
The market does not reward certainty.
It rewards adaptability.
